Building Sizes

The minimum size of a one-story residence shall be 2,200 square feet on the first floor.

A story and one-half residence shall have a minimum of 2,500 square feet with a minimum of 1,400 on the first floor.

A two-story residence shall have a minimum of 2,500 square feet with a minimum of 1,300 on the first floor.

A minimum of a two-car garage must be attacked to the residence directly, and must be constructed with the residence as a side entry garage.  The maximum size shall appear from the curb to be a 3.5 car garage.  The ACC shall have the ability to approve a 2.5, 3 or 4 car garage if the design of home is suitable and approved in writing.  All driveways must be concrete or other hard pavement material approved by the Village, and shall be paved by lot buyer within one year of receiving a building permit.

The exterior walls of the residence and attacked garage must be constructed of natural materials; hard plank siding, cultured brick and cultured stone products shall be permitted on the exterior walls of all homes constructed brick, stone, wood siding or, such other products as the Architectural Control Committee (“ACC”) shall approve.  Window treatments shall be consistent on all sides of home.

All roofs shall have a minimum pitch of nine feet in height for each twelve feet in length (9/12), except for rear dormers and other special circumstances such as deep ranch style homes where the height of the roof becomes excessive, and only if approved in writing by ACC.  Any auxiliary gables which face the public street shall have a roof pitch of no less than ten feet (10’) in height for every twelve feet (12’) in length.  All asphalt roof shingles for homes shall be of quality equal to or greater than that of the 30 year Elk Prestique, and must be of dark, earth tone colors, or, cedars shake.

The residence must be completed within one year from the date of Village building permit. No chain link fences and no perimeter fences shall be permitted in the subdivision. The hard pavement driveway, landscaping according to the landscape plan submitted to the Developer, and a sod of seeded lawn in place must be completed within one year from the date of Village building permit.

Prior to a receipt of an occupancy permit from the Village, owners shall plant, or have a contract for planting of, at least two (2) trees.
